CLIENT GOALS
This Arts and Crafts bungalow, built in 1926, was a neglected 2-unit rental property with an illegal unit on the bottom floor. Structurally, the building was compromised with decades of deferred maintenance, significant leaking, rot, illegal plumbing and shoddy electrical. The new owners wanted to restore the building to a beautiful single family home for their growing family.
DESIGN SOLUTION
Team Centoni redesigned the interior floor plan and re-purposed the existing footprint to maximize and gain an extra bathroom, extra bedroom, and interior laundry.
The overall square footage was increased with today’s lifestyle in mind with a remodeled open kitchen and bright openings between the main living spaces for their family.
The plumbing and electrical infrastructure was modernized and the home was seismically upgraded including; energy efficient insulated windows and walls, LED lighting throughout, zoned heating, and energy-efficient appliances.
This comfortable, eclectic home is now the perfect abode for a young urban family.
